Step-by-Step Process

Building a guest house

This roadmap is designed to provide you with a clear overview of our tried-and-tested approach, from the initial brainstorming stage right through to the finishing touches on construction. Each step is expandable for deeper insights, and you’re welcome to reach out any time.

1 Free Property Assessment

This is a free service we offer to help us understand your vision and determine feasibility. As part of this service, we will meet with you (and any other decision-makers) to estimate costs with the build and utilities, identify zoning issues or hurdles and answer any questions you may have.

2 Financing

If you are interested in a recommendation or contact from one of our preferred lenders, reach out to us! We are happy to discuss different lending options and help get you started in the right direction.

3 Proposal

Our bids are based on anticipated all-in ADU costs from start to finish. This includes feasibility studies, permitting services, architectural and interior design, and project management services during construction. Signing the proposal with a 1% refundable deposit will authorize us to begin your feasibility study. If there are any issues preventing your project from moving forward, we are happy to refund that deposit in full.

4 Feasibility Study

This phase includes utility locating and planning, survey, and a full assessment of local requirements specific to ADU’s in your local jurisdiction. During this phase we will help you create a floor plan concept and site plan for initial permit submission and review. During this phase you will  have the opportunity to customize your floor plan with one of our drafters/architects to fit your budget and needs.

5 Construction Documents & Price Lock

After you approve the feasibility report and floor plan, the drafter or architect will begin building out a complete set of construction documents needed for permitting, HOA approval, and/or construction loan application. Once the construction documents are finalized, we present a Construction Estimate Agreement (CEA), locking in the price for up to 6 months during the permitting process.

6 Permitting & Revisions

Our expert permit coordinator will submit plans to the city and pull required permits. We work with Planning and Zoning and the Building Department to ensure this phase is completed as quickly and as efficiently as possible. Our team will reach to let you know when permit fees must be paid.

7 Finish Material Selections

While the city or county is reviewing your plans for permitting, we will begin the finish material selection process. You may choose from included standard design packages curated by our experienced interior designers at no extra cost, or work with one of our designers for a custom package at an additional cost.

8 Construction

Once permit is in hand, construction will begin within 2-4 weeks. We will handle the entire process from foundation to finish and punch-list. Your unit will be move-in ready upon completion. The construction phase is typically completed within 4-6 months.
